So why do I need a home Inspection?


A professional home Inspection can reveal problems or conditions that can go unnoticed to the untrained eye... Is there evidence of past water leaks in the attic? or crawl space? is the electrial panel in safe  working condition? is it grounded? how old is the Furnace? the water heater? Do the outlets work? 
Remember, any issues that would be uncovered during a professional home inspection on a foreclosed home will become your problem as soon as you close the deal.
So you found a perfect home, nice neighborhood, great school and an excelent price, But is it a good deal? You may be saving tens of thousands of dollars on a foreclosed home, you don't want to put it all back into the house as soon as you move in, or worse yet spend more money reparing/fixing than you initialy saved. wouldn't it be nice to have an idea of the condition of the home before you make your decision? An Inspection of a foreclosed home is always a good idea. It can potentialy save you alot of money and headaches.

Things to consider when preparing for a foreclosed home inspection:

  • Attend the inspection - you can see first hand anything that may be exposed during the inspection, and you can ask as many questions as you like.
  • Make sure all the utilities are on and pilot lights are lit. If the water, electricity and gas are not on, you will not have a complete understanding of the condition of the property. Inspectors do not turn on utilities nor light pilot lights.
  • Be realistic - All homes have issues, even new homes. Foreclosed homes may need a few more repairs than a lived in and well maintained home. So decide what is important to you and communicate that to your Inspector.
